Advice on renting office space in San Francisco? What to negotiate for? What to be aware of?

While there are a lot of gotchas with renting office space in general, are there any specific things to be aware of when renting office space in San Francisco . . . especially if you're moving in from another location (like the Peninsula or East Bay).

I am just catching this question a few months after you posed it, so I hope this can still be helpful. There are many very important issues to negotiate, notably Rent, Term, Tenant Improvements, Security Deposit, Landlord concessions and many others.

Rent will be highly unique to various buildings and submarkets in San Francisco. I highly recommend getting the advice from a real estate broker like myself that tracks the market rates and understands the drivers with Landlords to give you leverage.
